About This Project
The smallest October 2026 BTO: about 440 flats in Geylang near Mattar MRT. Official name TBC. Mix is 170 2-room Flexi and 270 4-room — no 3-room or 5-room. A preschool is planned on site. The plot is bounded by Jalan Anggerek and Merpati Road. Prices, site plans and the brochure are not out.
Analysts expect this to be Plus, given the Downtown Line location and the earlier Merpati Road BTO (Merpati Alcove, October 2024). Classification will only be confirmed at launch. If Plus, expect a 10-year MOP and subsidy clawback.
Mattar MRT is on the Downtown Line; MacPherson interchange (DTL/CCL) is the next station. Circuit Road Hawker Centre, neighbourhood shops and MacPherson amenities are in walking range. MacPherson Weave is the nearest named Geylang / MacPherson project on RecordBTO.
Small supply plus a mature, MRT-side site usually means a hard ballot, especially for 4-room. Submit HFE documents by 15 September 2026 if you want to apply in October.
