About This Project
October 2026 BTO in the new Sembawang North estate. Official name TBC. About 1,310 flats: 330 2-room Flexi, 100 3-room, 460 4-room and 420 5-room. More than two-thirds of the units are 4-room or 5-room. Planned on-site: an eating house, supermarket, shops and a preschool. Prices and the brochure are not out.
Classification is expected to be Standard. The site is along Sembawang Drive and Admiralty Lane, across the road from Northoaks Primary. The nearest MRT is Sembawang on the North-South Line, about a 15- to 20-minute walk; Canberra MRT is the other NSL option, also not doorstep. June 2026 neighbours Sembawang Portico and Sembawang Brook sit on the same streets and went undersubscribed for first-timer families.
Sembawang North is planned for around 8,000 homes with parks, schools and cycling paths still filling in. The longer-term story is the Sembawang Shipyard relocation from 2028, which is meant to free a future waterfront district — that is years away, not a launch-day amenity.
This is the northern Standard volume play if you want a 5-room and can live with a bus to the MRT. Submit HFE documents by 15 September 2026 if you intend to ballot in October.

Investment Outlook
Expected Standard with large 4-room and 5-room stock, but a long walk to MRT. June Portico/Brook first-timer family rates were below 1×. Prices are not out.
