Singapore's June 2026 BTO exercise is shaping up to be one of the most significant launches in recent years, with HDB officially naming three projects and revealing that 2,520 flats will come with wait times of around three years or less — making up more than a third of the approximately 6,900 flats on offer.

The announcement, made on 7 June 2026, confirms the names of the three Shorter Waiting Time (SWT) projects: Sembawang Portico, Sembawang Brook, and Kebun Baru Ridge. Together, they offer homebuyers a rare chance to secure a new BTO flat with a significantly compressed timeline.

Sembawang Portico: Fastest BTO of the Launch

Located in the new Sembawang North estate, Sembawang Portico boasts the shortest waiting time of the entire launch at just 2 years and 7 months. Bounded by Admiralty Lane and Sembawang Drive, the project comprises 3 residential blocks — including one integrated block with sold and rental flats — offering 875 units of 2-Room Flexi, 3-Room, 4-Room, and 5-Room flats.

The diverse unit mix means options for singles, couples, and families alike. As a Standard-classified project, Sembawang Portico offers the most affordable entry point of the launch, with a 5-year MOP and no subsidy clawback on resale.

Sembawang Brook: Largest Sembawang Project with 3Gen Flats

Adjacent to Sembawang Portico, Sembawang Brook is the larger of the pair with 1,160 units across 5 residential blocks. It has a wait time of 2 years and 9 months and offers the broadest flat mix of the entire launch: 2-Room Flexi, 3-Room, 4-Room, 5-Room, and 3Gen flats for multi-generational families.

The inclusion of 3Gen flats makes Sembawang Brook particularly notable — it is one of the few BTO projects in 2026 to offer this flat type, catering to families who wish to live together under one roof.

New Amenity Acceleration Measures

Both Sembawang projects benefit from new measures by the multi-agency BTO Coordination Committee. Residents can expect key amenities — including cooked food stalls, childcare centres, minimarts, and bus services — to be operational approximately 6 months after the first batch of residents collect their keys. This is significantly faster than the typical timeline, where HDB shops take about 9 months and childcare centres can take over a year.

Kebun Baru Ridge: Fast Mature Estate BTO in Ang Mo Kio

Situated along Ang Mo Kio Avenue 2, Kebun Baru Ridge offers 485 units of 3-Room and 4-Room flats across 3 residential blocks, with a wait time of 3 years and 1 month. While it falls just outside the official SWT threshold, it remains one of the fastest BTO completions in a mature estate.

The project is located opposite CHIJ St Nicholas Girls' School, making it an attractive option for families with young children. A minimart and eating house will be located within the development, with Mayflower Shopping & Food Centre, Kebun Baru Market & Food Centre, and Ang Mo Kio Town Centre nearby. Mayflower MRT station on the Thomson-East Coast Line is a short bus ride away, providing direct access to the city.

Four More Projects in the June Exercise

Beyond the three named projects, four additional BTO projects will be offered in the June 2026 exercise:

Lakeview Cascadia — ~1,210 units of 2-Room Flexi and 4-Room flats, Prime classification. The first public housing in the Lakeview area in over 40 years, with blocks ranging from 18 to 40 storeys near Marymount MRT and MacRitchie Reservoir.
Berlayar Rise — ~1,960 units of 2-Room Flexi, 3-Room, and 4-Room flats, Prime classification. Located on the former Keppel Club site as part of the Greater Southern Waterfront transformation, with doorstep access to Telok Blangah MRT.
Kebun Baru Breeze — ~570 units of 2-Room Flexi and 4-Room flats, Plus classification. Near Mayflower MRT and Bishan-Ang Mo Kio Park.
Woodgrove Acres — ~640 units of 2-Room Flexi, 3-Room, 4-Room, and 5-Room flats, Standard classification. Family-oriented project near Marsiling MRT.

Enhanced Third Child Priority Scheme

From this sales launch onwards, the allocation quota under the Third Child Priority Scheme (TCPS) has been doubled from 5% to 10%, giving families with three or more children higher chances of securing a BTO or Sale of Balance Flats (SBF) unit.
