There is no October 2026 BTO. November still has no launch date.

HDB moved the last 2026 exercise from October to November. As of 10 Oct, the Flat Portal still lists November with no application dates, names or prices. The 25 Sep HFE document date has passed; apply now if you missed it.

There is no October 2026 BTO. November still has no launch date.

There is no October 2026 BTO sales exercise. HDB and MND moved the last launch of the year to November 2026 after National Day Rally raised the family HFE ceiling to $16,000. As of 10 October 2026, the HDB Flat Portal still says the next exercise is in November. No application dates, official project names, prices, or Standard / Plus / Prime labels have been published.



The Straits Times repeated the same town list on 1 October, in its Q3 resale-price story: about 7,960 flats in Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun, plus Community Care Apartments in Toa Payoh. That is unchanged from the 22 August joint release.

Why October disappeared



The family BTO / HFE ceiling moved from $14,000 to $16,000 on 24 August 2026. Eligible singles aged 35+ moved from $7,000 to $8,000. HDB pushed the exercise back one month so households who only became eligible under the new numbers could get an HFE letter issued against them. Full recap: NDR 2026 housing update.



The extra ballot chance per Singaporean child still starts in February 2027. November uses the current ballot rules. Waiting for that extra chance means skipping this round.



The 25 September HFE date has passed



HDB asked buyers who wanted to ballot in November to lodge every supporting document by 25 September 2026. That date is gone. It was a processing buffer, not a hard lockout.



HFE processing can take a month once the file is complete, and longer around a sales exercise. The Flat Portal also shuts the HFE e-service for the eight-day application window so staff can run the ballot. Buyers who already hold a valid letter, or who submitted before applications open, are fine. Buyers who have not even started the letter should apply now, not on launch morning.



If your letter was issued against the old $14,000 / $7,000 ceilings, check the portal. It does not always refresh itself. Cancel and reapply under the new numbers if you need the higher cap.

What is still TBC



HDB has named the six towns. It has not named the seven sales projects. RecordBTO’s working labels, with unit-mix from the June preview and later reporting:





Classifications are analyst reads from the June 17 preview, not HDB. Bayshore stays expected Plus on this site until launch day. Prices are not out. Analyst 4-room talk in the press ($360k Tengah, $500k–$520k Bayshore, ~$550k Caldecott) is guesswork. Do not budget off it.

How the window usually works



June 2026 ran 17 to 24 June, eight days, $10 admin fee, ballot not first-come. The Flat Portal already says November will also run eight days. That is all we know. Do not assume a mid-month Wednesday because June did.



Queue numbers typically follow about two months after applications close. June applicants heard in August. Treat that as a pattern, not a promise.



What to do this week



  1. Get the HFE letter moving if it is not already in. Late is better than launch-day.
  2. Pick a town and a flat type in advance. You get one of each per exercise.
  3. If you need a 5-room or 3Gen, the realistic stock is Chencharu, Tengah, Sembawang North. Caldecott and Mattar do not offer those types in the preview mix.
  4. Ignore February 2027 child-ballot maths for this round.
  5. Watch HDB Pulse and the November 2026 sales-launch hub for the brochure. We will update when names, prices and the eight-day dates land.
