Bayshore Oasis is the shorter wait of the two Plus projects HDB opened in Bedok on 4 November 2026. 855 flats, 38 months, next to Bayshore MRT. Its sister site, Bayshore Sails, is almost twice as large and six months slower.
The number that keeps getting copied wrongly is the 2-room Flexi Type 1 price. Oasis Type 1 on a 99-year lease is $230,000 to $298,000. Sails Type 1 is $208,000 to $292,000. They are not the same flat and not the same site. Oasis has no 3-room and no 5-room. The mix is 347 two-room Flexi and 508 four-room.
$230,000 is the Oasis Type 1, not the Sails one
Annex A Table A(1)(a) is the source. Type 1 is 40 sqm (38 sqm internal), 87 units. Type 2 is 48 sqm (46 sqm internal), 260 units, $261,000 to $378,000. Four-room is 90 sqm (86 sqm internal), 508 units, $559,000 to $786,000. All of those are 99-year prices, before grants.
Short leases exist on the two-room Flexi stock. A 15-year Type 1 at Oasis is $77,000 to $100,000. Type 2 at 15 years is $87,000 to $126,000. Eligible citizens aged 55 and above can pick 15 to 45 years in five-year steps, and the lease must cover every buyer and spouse to at least age 95.
Nearby 4-room resale of 87 to 97 sqm has been transacting at $905,000 to $985,000 on about 82 years remaining. There is no 2-room resale comparable in the same table. The new 4-room is cheaper than those resale prints. Plus rules still apply: 10-year MOP and a 9% subsidy recovery.
38 months against 44 at Sails
Oasis is bounded by Bayshore Drive and Bayshore Walk. Sails is bounded by Bayshore Road and Bayshore Drive. Both sit on the Thomson-East Coast Line at Bayshore station. Both are Plus. The wait is the fork. Oasis is 38 months. Sails is 44. If you need keys sooner and you can live without a 3-room, Oasis is the Bedok form to fill in.
HDB's Flat Portal listing for Oasis was returning HTTP 503 on launch night, 4 November, with a stale 29 to 30 October maintenance page. The prices above come from Annex A, not from a live portal dump. If the portal page is still flaky when you apply, the application form itself is still the one on homes.hdb.gov.sg. You apply by town and flat type for the whole Bedok offer, not by picking Oasis or Sails as two separate towns.
No 3-room, 508 four-room, East Coast Park
Sails is the only Bayshore project this round with 3-room flats (90 of them). Oasis skips that type entirely. Families who want a 3-room in this precinct have one pool, and it is on the slower site. Families who want a 4-room have 508 units at Oasis and 657 at Sails.
MyNiceHome lists Temasek Primary and Temasek Secondary as the named schools, with Heartbeat@Bedok, Siglap Community Club and East Coast Park as the landmarks. A future Bedok South MRT station and an integrated development with retail and dining are on the town map. Walking and cycling paths are planned toward the Round Island Route. Treat the future station and the integrated development as planned, not open.
This is the second BTO round in Bayshore. Bayshore Palms and Bayshore Vista were the first. Four-room demand was strong then. Oasis has the shorter wait this time, which usually concentrates first-timer family applications.
