Chencharu Acres is the five-room story of the 4 November 2026 exercise. 644 five-room flats, more than any other project this round, inside a 1,582-unit Standard site in Yishun. The catch is the wait. It is not one number. Six blocks are 39 months. Six blocks are 41 months.
HDB printed the split in the Flat Portal project details. 39 months: Blocks 996A, 996B, 996C, 997A, 997B and 997C. 41 months: Blocks 992A, 992B, 992C, 995A, 995B and 995C. You do not pick a wait at application. You pick Yishun and a flat type, then take the block HDB offers you at selection in March 2027.

Estimated waiting time is measured from the median month of this flat selection to the median projected completion of the blocks in that group. Two months is not a rounding error. If your childcare or school move is locked to a 2029 window, treat 41 months as the planning case, not 39.
The 12 blocks are all 15 storeys, bounded by Yishun Street 82, Yishun Walk and Yishun Avenue 2. One block is rental only. Of the 11 sale blocks, three include 28 rental flats each and another includes 14 rental flats. That is a mixed sale-and-rental precinct, not a clean sale-only cluster.
Khatib MRT on the North-South Line is the named station, about a 10-minute walk. A future bus interchange is planned inside a new integrated development across Yishun Walk, with a hawker centre and shops. That interchange is not open. Budget the walk to Khatib as the commute you actually have on TOP.
644 five-room units, $484,000 to $604,000
The sale mix is 84 two-room Flexi Type 1, 308 Type 2, 84 three-room, 462 four-room and 644 five-room. Five-room is 113 sqm (110 sqm internal). Nearby 5-room resale of about 113 sqm has been transacting at $660,000 to $775,000 on roughly 90-year remaining leases. Four-room is $353,000 to $428,000 against resale $548,000 to $660,000. Three-room is $297,000 to $355,000 against resale $470,000 to $530,000. There is no 2-room resale comparable nearby.
Type 1 two-room Flexi on 99 years is $151,000 to $191,000. A 15-year Type 1 short lease is $51,000 to $64,000. Standard rules apply: 5-year MOP, no subsidy recovery. That is the product difference versus Plus at Bayshore and Merpati, and versus Prime at Caldecott.
Fifth Chencharu BTO, two MSCPs, two preschools
HDB named it for Yishun's farming past. The landscape brief is a central green with playgrounds, fitness stations and gathering space, a hard court, and two MSCPs. Each MSCP has a preschool on the first storey and a roof garden with fitness facilities. Named schools are Peiying Primary, Naval Base Primary and Secondary, and Orchid Park Secondary.
This is the fifth Chencharu BTO. The earlier four on this site are Chencharu Grove, Chencharu Hills, Chencharu Vines and Chencharu Green. If you already live in one of those, Acres is the new block of 15-storey stock on the same walk to Khatib.
Five-room hunters who do not want Chencharu still have Sembawang Anchor (417 five-room, 34 months) and Plantation Dew (252 five-room plus 28 3Gen, 38 months). Anchor is faster. Dew is the 3Gen option. Acres is the volume option.
