Bayshore Sails is the large Plus site in this Bayshore round: 1,637 sale flats, seven blocks from 7 to 34 storeys, 44 months to keys. It is the only November 2026 project in Bedok with 3-room flats, 90 of them, priced $409,000 to $526,000.
HDB bounded it by Bayshore Road and Bayshore Drive, next to Bayshore MRT. One of the seven blocks also holds 58 rental flats. Plus rules are a 10-year MOP and a 9% subsidy recovery, same as sister site Bayshore Oasis.
90 three-room flats, and they only exist here
The sale mix is 322 two-room Flexi Type 1, 568 Type 2, 90 three-room and 657 four-room. Oasis has none of those 90 three-room units. If your household wants a 3-room in Bayshore this exercise, Sails is the form. The 3-room is 67 sqm (64 sqm internal). Nearby 3-room resale of 62 to 69 sqm has been transacting at $662,000 to $705,000 on about 82 years remaining.
Four-room at Sails is 90 sqm (86 sqm internal), $580,000 to $758,000, 657 units. That is a wider 4-room pool than Oasis (508 units) and a higher floor price ($580,000 against Oasis $559,000). Nearby 4-room resale prints in Annex A are $905,000 to $985,000.
Type 1 two-room Flexi at Sails is 38 to 40 sqm, 322 units, $208,000 to $292,000 on 99 years. That is the cheaper Type 1 of the two Bayshore sites. Do not paste it onto Oasis, where Type 1 starts at $230,000. Short-lease Type 1 at Sails starts at $70,000 for 15 years.
Car-lite, a bus-only street, 44 months
LTA and HDB gazetted Bayshore as a car-lite area in October 2022. Sails is inside that gazette. Season parking is reduced and restricted to residents. The precinct sits on a Transit Priority Corridor, a pedestrian-friendly bus-only street, and is next to Bayshore MRT with the future Bedok South station also on the town map.
The 44-month wait is the longest Standard-or-Plus wait this round after Prime Toa Payoh Hillside at 45 months. Oasis is 38. If the 3-room is not the reason you are in Bedok, the extra six months is the cost of picking the bigger site.
Sails on the roof, dialysis on the ground
HDB's own copy leans on the nautical brief. Roof crowns reference mainsails and headsails. Some 4-room units get full-height windows toward East Coast Park. Ninth-storey roof gardens sit on the residential blocks that front Bayshore Drive, on top of the MSCP roof garden and the preschool roof.
The cluster programme is heavier than Oasis. HDB lists shops, an eating house, preschools, a residents' network centre, an Active Ageing Centre (Care), and a kidney dialysis centre, plus playgrounds, fitness stations and a hardcourt. Facilities in the project are open to the public.
Named schools match Oasis: Temasek Primary and Temasek Secondary. Landmarks match too: East Coast Park, Heartbeat@Bedok, Siglap Community Club. The first Bayshore BTO round was Bayshore Palms and Bayshore Vista. This is the second.
You apply for Bedok as a town, then a flat type, not for Sails as a separate exercise. If you pick 3-room you land in this project.
