For the first time in over 40 years, public housing is coming back to Bishan's Lakeview area. Lakeview Cascadia is a 1,221-unit Prime BTO in the June 2026 launch, bounded by Upper Thomson Road and sitting right next to MacRitchie Reservoir.
The project has 5 residential blocks ranging from 18 to 40 storeys, offering 2-Room Flexi and 4-Room flats. Two of the blocks include about 50 rental flats total.
The Name
The name comes from the project's cascading architectural form. The blocks step down in height, designed to complement the surrounding landscape and the nearby reservoir. It's not just a name for show, the staggered heights are meant to maximise views and create visual interest along Upper Thomson Road.
Unit Mix
• 2-Room Flexi - 470 units
• 4-Room - 740 units (plus about 50 rental flats)
The 4-Room flats make up the bulk of the supply at over 60%. It's clearly aimed at families.
Connectivity
Marymount MRT on the Circle Line is a short walk away. Upper Thomson MRT on the Thomson-East Coast Line is also nearby. Two MRT lines within walking distance is rare for a BTO project. From Marymount, Bishan interchange is one stop away, giving access to the North-South Line as well.
Sheltered linkways connect the development to bus stops along Upper Thomson Road.
Facilities
• Children's playgrounds
• Fitness stations for adults and seniors
• Residents' network centre
• MSCP with commercial amenities at ground level: minimart, shops, eating house, preschool
• Roof garden above MSCP: adult fitness station, hardcourt, community garden
Smart and Green Features
• Smart-Enabled Homes
• Smart Lighting in common areas
• Separate chutes for recyclable waste
• Regenerative lifts
• Bicycle stands
• EV charging provisions
• ABC Waters design features
Neighbourhood
For daily needs, Shunfu Mart is close by with a variety of food options. A short bus ride gets you to Thomson Plaza or Bishan Town Centre, where Junction 8 has extensive dining and shopping. Coffee shops and heartland shops across the town cover daily errands.
For recreation, Bishan Sport Centre has a swimming complex and stadium. MacRitchie Reservoir Park is the big draw, with nature trails, treetop walks, and reservoir-side jogging routes. The Upper Thomson Park Connector links directly to MacRitchie. Bishan Library and Thomson Community Club are also nearby.
Schools
• Raffles Institution
• Whitley Secondary School
• Guangyang Secondary School
• Catholic High School
Prime Classification
As a Prime project:
• 10-year Minimum Occupation Period (MOP)
• Subsidy recovery on resale
The 10-year MOP is longer than Standard or Plus, and subsidy recovery applies on resale. But the Lakeview address, MacRitchie views, and dual MRT access make it one of the more desirable HDB locations in recent memory.
Who Should Consider Lakeview Cascadia
• Families who want a central address near good schools
• People who value nature access, especially MacRitchie and the Southern Ridges
• Buyers comfortable with a 10-year MOP in exchange for a premium location
The other Prime option this launch is Berlayar Rise in Bukit Merah with waterfront views. For a shorter MOP, the Plus projects at Kebun Baru Breeze and Kebun Baru Ridge are worth a look.
