Sembawang Brook is the largest project in the June 2026 BTO launch with 1,160 units across 5 blocks (26 to 30 storeys). There are also 200 rental flats. But the real story here is the flat mix.

This is the only project in the launch offering 3Gen flats. The full range: 2-Room Flexi, 3-Room, 4-Room, 5-Room, and 3Gen. That's the widest flat mix of the entire launch. If you're a multi-generational family looking for a BTO, this is basically your only option this round.

3Gen flats are designed for households with grandparents, parents, and kids under one roof. They come with extra bedrooms and bathrooms compared to a regular 5-Room. These have become less common in recent launches, so it's good to see them here.

The project sits between Admiralty Street and Sungei Sembawang. The name "Brook" references Sungei Sembawang, and there's a maritime-themed playground in the development that ties into the coastal heritage of the area.

Wait time is about 2 years 9 months. Not quite as fast as Sembawang Portico (2 years 7 months), but still very reasonable. Both Sembawang projects this launch are on the quick side.

Facilities include an 8-storey MSCP with a preschool across two levels and a rooftop garden overlooking Sungei Sembawang. There's also a standalone commercial building with a minimart, shops, eating house, and another preschool. A residents' network centre is included as well.

Smart features: Smart-Enabled Homes, Smart Lighting, and Smart Pneumatic Waste Conveyance. Same package as the other Sembawang project.

Sembawang MRT (NSL) is the nearest station. Shopping and recreation are the same as Portico: Sembawang Mart, Sun Plaza, Bukit Canberra (sports hub with pools, polyclinic, hawker), Jelutung Harbour Park, and the Sembawang Park Connector. Schools are Northoaks Primary, Endeavour Primary, and Canberra Primary and Secondary.

Like Sembawang Portico, this project also gets the amenity acceleration. Shops and facilities should be operational about 6 months after first keys. That's a real improvement over the typical move-in-and-wait experience.

Standard classification means 5-year MOP and no subsidy clawback. Simple and predictable.

Application closes 24 June 2026. If you need a 3Gen flat or just want a large project with a fast wait time in Sembawang, this is the one.
