HDB is expected to launch the October 2026 BTO exercise with projects across five towns: Toa Payoh, Yishun, Punggol, Ang Mo Kio and Woodlands.
The October 2026 exercise will be the third and final BTO sales launch of the year, following the February 2026 exercise (4,692 flats) and the June 2026 exercise (6,900 flats). Together, the three exercises aim to deliver around 19,600 BTO flats in 2026 as part of HDBs commitment to supply over 55,000 flats between 2025 and 2027.
TOA PAYOH WEST AT CALDECOTT - THE HEADLINE PROJECT
The most anticipated project in the October 2026 exercise is Toa Payoh West at Caldecott, which will sit directly beside Caldecott MRT interchange where the Circle Line meets the Thomson-East Coast Line.
This development will span five residential blocks with a distinctive terracing skyline that reflects its hillside character. It will offer approximately 1,600 units including:
- 590 two-room Flexi flats
- 580 four-room flats
- 230 public rental flats
- 240 Community Care Apartments (CCA), the first in Toa Payoh
The project will include a food court, fast food restaurant, supermarket, childcare centre, retail shops, an Active Ageing Centre, and a new 1.1-hectare neighbourhood park.
Located in a mature estate with excellent connectivity, this project is expected to be highly competitive. It will likely be classified as Prime or Plus, meaning a 10-year Minimum Occupation Period and subsidy recovery upon resale.
A separate mixed-use development comparable in scale to Woodleigh Mall is also planned nearby, which will add private homes, a full-sized mall, and more community facilities.
YISHUN BTO - MATURE ESTATE AFFORDABILITY
An approximately 800-unit Yishun BTO project is expected in Yishun, a mature town with established amenities. The project is likely to be classified as Standard, offering more accessible pricing without subsidy clawback upon resale.
Yishun is served by Yishun MRT (NS13) and Khatib MRT (NS14) on the North-South Line. The town offers Northpoint City mall, Yishun Pond Park, and strong school options including Yishun Primary, Naval Base Primary, and Chung Cheng High School (Yishun).
PUNGGOL BTO - WATERFRONT LIVING
A Punggol BTO project of approximately 1,200 units may be offered in Punggol, though this has not been confirmed by HDB. Punggol is a vibrant waterfront town with scenic waterway living and approximately 182,000 residents.
The town is served by Punggol MRT (NE17/PTC), two LRT loops, and the upcoming Cross Island Line Phase 2. Key amenities include Waterway Point mall, Punggol Waterway Park, and Coney Island Park.
The Punggol Digital District (expected 2028) and the upcoming SGH Punggol Hospital (approximately 2030) are major growth catalysts that will bring employment and healthcare closer to residents.
ANG MO KIO BTO - MATURE ESTATE WITH PLUS CLASSIFICATION
An approximately 600-unit Ang Mo Kio BTO project is expected in Ang Mo Kio, likely classified as Plus in this mature estate with outstanding amenities.
The project benefits from dual MRT coverage with Ang Mo Kio MRT (NS16) on the North-South Line and Mayflower MRT (TE4) on the Thomson-East Coast Line. The town is home to CHIJ St Nicholas Girls School and a strong school ecosystem.
AMK Hub provides cinema, library, and extensive retail and dining options. The nearby Bishan-Ang Mo Kio Park is one of Singapores largest urban parks.
WOODLANDS BTO - TRANSFORMING REGIONAL CENTRE
An approximately 600-unit Woodlands BTO project is expected in Woodlands, likely classified as Standard for accessible pricing without subsidy clawback.
Woodlands is a rapidly transforming town with five MRT stations: Woodlands (NS9/TE2), Woodlands North (TE1), Woodlands South (TE3), Admiralty (NS10), and Marsiling (NS8).
The Rapid Transit System (RTS) Link to Johor Bahru, expected in the late 2020s, will be a game-changer for cross-border connectivity. The Woodlands Regional Centre masterplan also promises extensive commercial and residential transformation.
Key amenities include Causeway Point mall, Woods Square, and Woodlands Civic Centre.
