The Ministry of National Development has announced enhancements to the CPF Housing Grant scheme, effective from 1st December 2025.
Key Changes:
1. Enhanced CPF Housing Grant (EHG)
• Increased from $80,000 to $120,000 for first-timers
• Income ceiling raised to $9,000 (from $7,000)
• More families now eligible
2. Proximity Housing Grant (PHG)
• Maintained at $30,000 for living with or near parents
• Eligibility criteria expanded
3. Step-Up CPF Housing Grant
• New grant of $15,000 for 2-room flexi flats
• Targeted at lower-income seniors
Impact on Affordability:
With the enhanced grants, a typical couple earning $7,000 combined monthly income can now receive up to $150,000 in grants (EHG + PHG), significantly reducing their mortgage burden.
For a 4-room flat priced at $450,000 in a non-mature estate:
• Grants: $150,000
• Down payment (10%): $45,000
• Loan amount: $255,000
• Monthly installment: Approximately $1,100 (over 25 years)
