Plantation Dew is the only November 2026 BTO with 3Gen flats. 28 of them, 121 sqm, $551,000 to $637,000, inside a 710-unit Standard cluster in Tengah. The same project is also the only one this round that sells White flats, unpartitioned 3-room, 4-room and 5-room layouts, at $6,000, $8,600 and $9,000 less than the regular prices.
Five 15-storey blocks sit on Tengah Garden Avenue and Plantation Walk. The wait is 38 months. 102 rental flats are mixed across the blocks. Standard rules: 5-year MOP, no subsidy recovery. The Jurong Region Line station that will serve it is still upcoming.
28 3Gen flats, and nowhere else this round
If a three-generation household needs the extra room this exercise, Dew is the application. 28 units is a small pool. First-timer family rates on 3Gen stock usually run hot when the alternative is buying two flats. The 3Gen is 121 sqm (115 sqm internal). There is no 3Gen at Chencharu Acres or Sembawang Anchor, the other two Standard sites.
Five-room regular stock is 252 units, 113 sqm, $494,000 to $626,000. Nearby 5-room resale of about 112 sqm has been transacting at $729,888 to $858,000 on about 91-year remaining leases. Four-room is 168 units, $339,000 to $445,000, against resale $570,888 to $705,888. Three-room is 84 units, $266,000 to $317,000, against resale $475,000 to $532,000.
Two-room Flexi Type 1 on 99 years is the cheapest 99-year entry in the exercise, $131,000 to $166,000 for 42 units. A 15-year Type 1 short lease starts at $44,000. Type 2 99-year is $158,000 to $207,000.
White flats: $6,000, $8,600, $9,000 off
Annex A note 6 is the White-flat discount. Pick the unpartitioned layout and HDB knocks $6,000 off a 3-room, $8,600 off a 4-room and $9,000 off a 5-room. There are no internal walls between the living area and the bedrooms. You pay to put them in, or you live with an open plan. The discount is not a grant. It is a different product at a lower printed price.
White is only on 3-room, 4-room and 5-room. It is not on 2-room Flexi or 3Gen. If you need the 3Gen layout, you are on the regular partitioned 121 sqm plan.
Car-lite Tengah, JE2 not open yet, dialysis on the second storey
Dew is inside the gazetted Tengah car-lite area, same October 2022 LTA/HDB announcement that covers Bayshore. Season parking is reduced and restricted to residents. The MSCP has shops, an eating house and a minimart on the ground, a two-storey preschool, and a kidney dialysis centre on the second storey. The MSCP roof has extra fitness facilities and community gardening, looking out to a future park and waterbody. HDB named the project for that waterbody. It is not there yet.
The named rail connection is the upcoming JE2 station on the Jurong Region Line. Town-map language also points at future Tengah Park and Tengah Plantation stations. Until JRL opens, the commute is buses. Do not budget an MRT walk that does not exist on TOP day if your 38-month clock lands before the line.
Earlier Plantation District BTOs on this side of Tengah include Plantation Village, Plantation Grange and Garden Court @ Tengah. Dew is the 3Gen restock, not a new town.
